What does this involve?

The Scottish Land Fund will fund the purchase of land, land assets and buildings which can contribute to the overall sustainability of a community or enable the retention or provision of key local services.

The Fund can support the purchase of many types of land, land assets and buildings, ranging from large estates and forestry to community shops and hubs.

Highlands and Islands Enterprise (HIE) delivers the fund in partnership with The National Lottery Community Fund, on behalf of The Scottish Government.

The fund has a two-stage process, and groups are assigned a case officer to support them through the process:

  • Stage 1 - groups can request funding for feasibility studies that will help them to prepare to purchase an asset
  • Stage 2 - capital and revenue funding can be awarded to support the acquisition of assets

Am I eligible?

Yes, at Stage 1, if you:

  • are a voluntary or community organisation, community council or social enterprise
  • your organisation has a written governing document
  • there are at least three unrelated people in your management committee or governing body
  • you have a UK-based bank or building society account


Yes, at Stage 2, if you:

  • are a community with defined geography in Scotland
  • have social purposes consistent with furthering the interests of your defined community
  • have open membership
  • demonstrate community control at a membership and board level
  • are non-profit-distributing

What does this cost?

Access to this service is free.

Who is this for?

Community organisations, based in Scotland, who are looking to acquire an asset for the benefit of a defined geographic community.

How long does this take?

As a guide, minimum time between application and decision for an applicant that doesn’t need Stage 1 funding is 4 months. If your application is time sensitive, then contact us as early as possible and apply no less than 2 months before you need a decision.

Important information

This fund is open to community groups across Scotland who meet the eligibility requirements.

The National Lottery Community Fund will make an initial assessment, and if this is satisfactory will refer you to HIE for case officer support.
